Call length varies by trade — a booking runs shorter than an intake, so the call counts above are an estimate, not a cap. If you're consistently over, we move you up rather than letting it run.
Property management
Portfolios are counted in doors.
A portfolio doesn't ring like a shop. It's a steady drip — a leak at eleven, a lockout at six, a prospect asking what's available — a call or two per unit a month, every month. So it's a flat rate on the size of the portfolio. No meter running, no per-minute anything.
Build it
$750 one time
Your units, your leases, your crew and your escalation rules — all of it loaded and tested before it takes a single call. Charged with the first month at signing.
The monthly clock starts the day it goes live, not the day you sign.
Talk it throughThen monthly, by doors
- Under 50 doors $500 /mo
- 50–150 doors $750 /mo
- 150–400 doors $1,000 /mo
- 400–800 doors $1,250 /mo
- 800+ doors $1,500 /mo
Month to month, thirty days' notice. The same flat number in a quiet week and in a hard freeze, which is the week you'll care about it.
- Answers 24/7, in English and Spanish, on your existing line
- Logs the work order with the unit and the problem, not just a message
- Dispatches your tech and texts them the job
- Checks the tech actually arrived, and chases it when they didn't
- A real emergency wakes somebody; a dripping faucet waits for morning
- Rent, balances and lease dates answered on the call
- Leasing calls captured with what they're looking for and when
- Turnovers tracked from move-out through repairs to listed
- Every call recorded, transcribed and searchable
Runs on a spreadsheet if that's what you use today — no software to replace, and no integration project standing between you and a phone that gets answered.
Against a front desk hire.
Not a like-for-like replacement, and we'll say so on the call. But this is the comparison every shop owner does in their head anyway.

OnCallAI Pro vs Smith.ai
Their AI receptionist bills per call — $3.00 down to $2.10 — so about 200 calls works out near $385 against our flat $300, and 800 calls near $1,430 against our $850.

Cheaper than us on sticker, and self-serve — you write the logic and you keep it current. The difference you're paying for is that we build yours and nobody on your side opens a dashboard.

An add-on to their phone system that you configure yourself, then $0.50 a minute past 100. Ours isn't tied to a carrier, and we build it and keep it current.

Is there a setup fee or a contract?
No contract either way, and no setup fee on the monthly plans above. A property portfolio is the exception: $750 up front, because loading your units, leases, crew and escalation rules is a week of real work before a single call comes in.
You never go live until you've heard it and told us you're happy, and if it isn't earning its keep you stop.
What happens if I go over my minutes?
There is no overage rate. The plans are flat — you are never billed per call or per minute on top of the monthly price, and there is no charge for going over.
If you're consistently over, we tell you and move you to the size that fits. Nobody gets a surprise invoice, and the phone doesn't stop being answered while we sort it out.
Which plan should I be on?
Most shops land on Standard. If you genuinely don't know, start lower — a month of real calls tells us more than either of us guessing, and moving up takes one message.
Does changing things later cost extra?
No. New service, new price, new hours, someone new to transfer to — you text us and we change it. It isn't a support ticket and it isn't billed as a change order.
The next call is already on its way.
Half an hour is enough to know whether she'd work for you.
Not ready for either? Leave us a note instead.
